The Sands Beach Club 312 condo has two bedrooms and two bathrooms, accommodating up to six guests. Each unit has a removable kitchen cabinet, ramps for entry and balcony access, grab bars in bathrooms, and lever door handles. Shower chairs and lifted toilet seats are available upon request. Four specific two-bedroom units are on the second floor of the Phase 11 building, near elevator access. Ocean view private balconies overlook the ocean. Suites include fully furnished kitchens with a full-sized refrigerator, oven, stove, double sink, dishes, utensils, microwave, and toaster. One-bedroom units feature a king-sized bed and private bathroom.

The large open-air restaurant has a sandy area for children to play with sand toys or toy boats in a fountain. Ocean Annie's Beach Bar, a beachfront establishment, serves drinks on the sand or poolside, as well as bar food. Guests can add craft draft beers, cocktails, and food like biscuit sliders filled with smoked brisket, bacon, peach jam, and Cheddar cheese. The units' kitchens can be used to prepare meals.
